For Developers, a comprehensive tender package should remove ambiguity before the project is priced.
I develop planning and architectural information into an explicit, coordinated and clearly defined technical package, establishing what Principal Contractors are being asked to price and ultimately build.
The objective is simple: objective information, not subjective interpretation.


Certainty before tender
A detailed specification and clearly defined drawing package gives tendering Principal Contractors a level playing field.
Materials, build-ups, details and construction requirements are established before tender, reducing the need for assumptions and closing gaps in the information that could otherwise result in qualifications, variations and additional costs during construction.
For the Developer, this allows quotations to be assessed on best value rather than simply lowest initial price, with greater confidence that each contractor has priced the same scope.
Buildability and value
Having previously owned and run my own Principal Contracting company, delivering Design & Build projects from initial survey and design through to turnkey construction, I understand the relationship between decisions made on the “drawing board” and their eventual costs on site.
That experience informs the way I develop technical information, looking for practical opportunities to make buildings simpler and more economical to construct, without unnecessarily compromising the design, quality or character of the development.
The aim is to make economical use of materials, labour and space, allowing the available budget to work harder and helping protect development margins.


Compliance and coordination
A development also needs the security of knowing that today's decisions are unlikely to create tomorrow's problems.
I coordinate my technical information with engineers, energy assessors, Building Control and other specialists as required, with Building Regulations compliance considered throughout development of the package.
The result is a coordinated record of what has been designed and specified, providing greater certainty during construction and beyond.
A working partnership
I don't see each commission as an isolated project.
I actively encourage feedback from the people developing and building from my drawings. As I get to know your preferred materials, specifications, construction methods and ways of working, that knowledge can be carried into future projects.
Over time, we can streamline the process together – faster detailing, familiar construction solutions, less back and forth and more efficient delivery on site.
The aim is a long-term working relationship where successive projects become easier to detail, easier to build and more profitable for both of us.
